In fact, we are so positive that our home buyers inspection will meet or exceed our clients expectations that we back our home buyers inspection with a 200% guarantee. If you are not confident with our home inspection, or we failed to meet your expectations, we will give you your money back and pay for an inspection with a licensed home inspector of your choice. We want our clients to have the peace of mind in knowing that we are committed to meeting and exceeding their expectations in addition to protecting our clients health, wealth, and safety with every inspection we perform.

200% Guarantee Limitations

• Client must be personally present during our entire home inspection

• Client must have reviewed inspection findings with our inspector

• Sherlock Homes Inspection fee will be refunded by check to the person who originated the home inspection fee (100% refund)

• A check for the re-inspection will be paid directly to the re-inspection company in their name for the inspection fee up to 100% of our original inspection fee (100% refund + 100% re-inspection fee = 200% guarantee)

• The re-inspection must be performed by an inspector who is Illinois licensed, fully insured and a member in good standing with any one of the following home inspection associations; NACHI, ASHI, or NAHI

• The re-inspection must be performed within the time limit requirements of Illinois law for a buyers home inspection

• A signed and witnessed Sherlock Homes Inspection release from liability must be received to take advantage of our 200% guarantee

• Our 200% guarantee is only applicable for our home buyers inspection, all other real estate inspections are exempt from this guarantee. Exempt inspections would include but are not limited to mold, radon and termite.
